The investment in Staging is always less than your first price reduction!

Barb Schwarz, Creator of Home Staging® Concept

Will Staging really affect the sale?

Yes! It is a proven real estate strategy and research shows that staged homes often sell for a higher price, and considerably faster than unstaged homes. It is an integral part of your sales campaign in today’s competitive property market. For most, our home is our most valuable asset…wouldn’t it be crazy not to do all you can to assure the best return on your investment? Let MINK merchandise your home and maximise your sale price.

Do you want to attract premium buyers or bargain hunters?

Everybody knows a picture tells 1000 words and with the impeccable presentation and elegant style of the home in Marcus Beach many buyers were immediately drawn to this on the internet, print media and inspections. The results speak for themselves - the successful buyers purchased this home for full asking price after 10 days 'site unseen'. As real estate agents our job is definitely made alot easier with a well presented home and we would recommend Deb at Mink Home Staging to anyone looking to sell their home.

Why does Staging work?

  1. Buyers shop with logic but buy on emotion!

A buyer always has their initial ‘shopping list’ – number of bedrooms, size of garden etc – but once they see a home that they love and just feels fantastic, THAT is the house that they want!

  2. It is a proven fact that home buyers make up their minds in the first 30 seconds

You don’t get a second chance to make a first impression! It is important to create ‘curb-side appeal’ – that is, create such a great impression that will entice them to come inside to see more! (Rather than leaving to visit the next property on their list.) A beautifully presented home immediately suggests that the home has been well-cared for, feels warm and inviting and buyers make an immediate emotional connection with it.

  3. Only 10% of buyers can visualise the potential

Only one out of ten people can imagine the wonderful possibilities your home has to offer if you don’t show them! Create a showpiece that buyers will fall in love with.

  4. Empty spaces confuse buyers

This is so important! Without furniture, it’s really hard to tell the scale or size of a room or even imagine how it might be used. Would it be best as a dining room or living room? Where should the sofa go? Will their furniture fit? Also, empty spaces look smaller than those that are furnished, and they look sterile and uninviting. How will your buyer fall in love with a ceiling and four walls?

Empty spaces also draw attention to any small flaw – a chipped tile or scratch on the floor – as there is nothing else to see! Home staging draws attention away from these, and instead emphasises the great features your property has to offer.

Buyers wonder if an empty home means a desperate seller? A vacant home can give sellers a distinct disadvantage when negotiating a sale. If they think the seller has already re-located, they imagine they are desperate to sell and will often submit a much lower price.
